Roof repair for Rosedale homes

I've been fixing roofs for 24+ years and have worked on thousands of homes over my career. Rosedale sits right next to Essex and a short drive from Dundalk, where I'm based, so the houses here are the kind I know well.

Rosedale grew up along Philadelphia Road. Homes lined the road out to Golden Ring Road by the 1920s, but most of today's houses went up after World War II, many in the 1950s and 1960s. Along Philadelphia Road and Hamilton Avenue there are older bungalows, foursquares, and Cape Cods. Neighborhoods like Red House Run are full of 1950s brick ranchers and colonials, and there are townhouse rows and newer single homes mixed in between Philadelphia Road and Pulaski Highway.

A lot of these houses have been changed over the years. Porches got closed in and rooms got added on the back. That's where I find a lot of Rosedale leaks: where a newer, lower roof ties into the original one, around old chimneys, and at flashing that was covered over instead of replaced.

Text your address and a few pictures and I'll text back as soon as I safely can. A roof isn't always the safest place to be on the phone. If it's urgent, say so in the text.

What I see on Rosedale roofs

Additions and closed-in porches

Rooms added on the back and porches that were closed in usually have a low-slope roof that meets the main roof or the back wall. If that joint wasn't flashed right, water gets in there first.

Shingles over shingles

Some Rosedale roofs have a second layer of shingles nailed over the first. It adds weight, hides soft spots underneath, and the edges lift in the wind.

Original chimneys

Many of the 1950s brick homes have old brick chimneys. Loose mortar, cracked crowns, and worn flashing let water into the attic and down the walls. See chimney crown repair.

Trees and gutters

Mature trees along the creeks and older streets fill gutters fast. When the water backs up, it rots the fascia and the roof edge. See soffit and fascia repair.

Roof repairs I do in Rosedale

Leak repair

I find where the water is really getting in, which isn't always above the stain. See roof leak detection and repair.

Shingles and flashing

Missing shingles matched as close as I can, and new flashing at chimneys, walls, vents, and valleys. See shingle replacement and roof flashing repair.

Flat and low-slope roofs

Seams, edges, and drains on porch roofs, additions, and other low-slope sections.

Storm damage repair

Blown-off shingles or a limb on the roof. I make it watertight, then fix it. See shingles blew off.

Chimneys and gutters

Chimney flashing, crowns, and brick, plus gutter cleaning and repair. See masonry and chimney repair and gutters.

Drone roof inspection

I'm an FAA-licensed drone pilot. On big, steep roofs I fly the drone first, since it costs less than setting up blocks and boards. If I can't spot the problem from the air, I set up on the roof. See drone roof inspection.

Rosedale roof repair questions

Why does my Rosedale roof leak where the addition meets the house?

That joint is one of the most common leak spots I see. The addition usually has a lower roof, and if the flashing where it meets the main roof or wall wasn't done right, or has worn out, water runs behind it. I fix the flashing and the roof edge there instead of tarring over it.

My house is a 1950s brick rancher. Is the roof worth repairing?

Often, yes. The roof has likely been replaced since the house was built, so what matters is how it looks now. If it still has years left, I fix the leak and leave the rest alone. If it's worn out end to end, I'll tell you and show you pictures.

Can you fix a leak around my chimney?

Yes. Most chimney leaks come from worn flashing, a cracked crown, or loose mortar. I check all three and fix what's actually letting the water in.

Do you repair townhouse roofs in Rosedale?

Yes. I repair your section and tie it in where it meets your neighbor's roof so water doesn't get in at the line between the houses.

How do I get a price?

Text your address and a few pictures to 443-900-4815, or call. I text back as soon as I safely can. If it's urgent, say so.
