Roof repair for Perry Hall homes

I've been fixing roofs for 24+ years and have worked on thousands of homes over my career. I cover Perry Hall along with the rest of eastern Baltimore County, from the older streets off Belair Road to the newer homes out toward Honeygo Boulevard.

Perry Hall is one of the oldest communities in the county. Harry Dorsey Gough finished the Perry Hall Mansion around 1775, and the estate was later split into lots that became the village of Germantown, near Belair and Chapel Roads. After World War II it turned into a suburb. Dozens of brick bungalows went up between Belair and Ebenezer Roads, then came split-levels, ranches, colonials, and townhouse communities. The Seven Courts neighborhood was built on the old Berg dairy. Since the Honeygo Plan in 1994, most new building has been larger single-family homes in the northeast part of Perry Hall.

So the roofs here run from older bungalows to big two-story homes with steep pitches, dormers, valleys, and skylights. Leaks usually start where two roof sections meet or where something goes through the roof.

Text your address and a few pictures and I'll text back as soon as I safely can. A roof isn't always the safest place to be on the phone. If it's urgent, say so in the text.

What I see on Perry Hall roofs

Valleys on bigger homes

Many of the newer homes have several roof sections that meet in valleys. Leaves and grit collect there, the shingles wear faster, and water finds any gap in the valley flashing.

Skylights, vents, and pipe boots

Rubber boots around vent pipes crack in the sun, and skylight flashing wears out. Both look fine from the yard and leak into a bathroom or bedroom ceiling.

Split-level roof-to-wall joints

On a split-level, the lower roof runs into the wall of the upper level. If the step flashing along that wall fails, water runs down inside the wall.

Trees, gutters, and roof edges

The older Perry Hall neighborhoods have a lot of mature trees. Leaves fill the gutters, water backs up under the shingles, and the fascia rots. See soffit and fascia repair.

Roof repairs I do in Perry Hall

Leak repair

I find where the water is really getting in, which isn't always above the stain. See roof leak detection and repair.

Shingles and flashing

Missing shingles matched as close as I can, and new flashing at chimneys, walls, vents, and valleys. See shingle replacement and roof flashing repair.

Flat and low-slope roofs

Seams, edges, and drains on porch roofs, garage roofs, and other low-slope sections.

Storm damage repair

Blown-off shingles or a limb on the roof. I make it watertight, then fix it. See shingles blew off.

Chimneys and gutters

Chimney flashing, crowns, and brick, plus gutter cleaning and repair. See masonry and chimney repair and gutters.

Drone roof inspection

I'm an FAA-licensed drone pilot. On big, steep roofs I fly the drone first, since it costs less than setting up blocks and boards. If I can't spot the problem from the air, I set up on the roof. See drone roof inspection.

Perry Hall roof repair questions

Can you check a steep roof without walking on it?

Usually, yes. I'm an FAA-licensed drone pilot, and on a big, steep roof I fly the drone first, because it costs a lot less than setting up blocks and boards. If I can see the problem from the air, that's enough. If I can't spot it, I set up on the roof and check it by hand.

Why does my ceiling leak under a skylight or bathroom vent?

Usually it's worn skylight flashing or a cracked rubber boot around the vent pipe. Those are small repairs if they're caught early. I check that spot and the roof around it.

My split-level leaks where the lower roof meets the wall. What's going on?

That's usually the step flashing along the wall. I take up the shingles along that wall, replace the flashing, and lay the shingles back down.

Do you repair roofs on the newer Honeygo homes?

Yes. Newer homes still get leaks at valleys, flashing, and pipe boots, and shingles still blow off. I repair those and match the shingles as close as I can.

How do I get a price?
