Is the rubber boot around my vent pipe leaking?

It often is. The rubber collar around a plumbing vent pipe cracks and splits from sun and age, often years before the shingles around it wear out. A leak right under a vent, or a ceiling stain near a bathroom, very often comes from that boot. Replacing the boot is usually a small repair, not a new roof.

If you want me to take a look, text a picture to 443-900-4815 or call the same number. I'm James. I've worked on roofs around Baltimore City and Baltimore County for 24+ years, and I'm licensed and insured, MHIC #154344.

What is a pipe boot?

The pipes sticking up through your roof are plumbing vents. Each one goes through a hole in the roof, and a pipe boot seals around it. The boot has a flat metal or plastic base that sits under the shingles above it, and a rubber collar that hugs the pipe. The shingles shed water over the base, and the rubber keeps water from running down the pipe.

The rubber is the weak part. Sun, heat, and cold make it dry out, crack, and pull away from the pipe. See roof flashing repair for the other kinds of flashing on a roof.

What are the signs?

  • A ceiling stain near a bathroom, kitchen, or wherever the plumbing runs up through the house.
  • A stain that grows after each rain, often round and close to an inside wall.
  • Cracked or split rubber around the pipe. You can sometimes see it from the ground with binoculars or a phone zoom.
  • Missing or lifted shingles right around the vent.

Why isn't sealant a real fix?

A lot of cracked boots get a coat of roofing tar or caulk smeared around the pipe. It can stop the drip for a while, but it cracks the same way the rubber did, usually within a season or two. The lasting fix is a new boot, tucked under the shingles above it so water runs over it the way it should.

Is it a roof problem or a plumbing problem?

When the water only shows up during rain, it's a roof problem, and the boot or the shingles around it are where to look. If the stain is wet when it hasn't rained, or it gets worse when someone showers or runs water upstairs, it's more likely a plumbing leak inside the house, and that's a plumber's job. We work on the outside of the roof.

What we do

  1. Look at the vent and the shingles around it from the roof, along with any other vents and flashing nearby.
  2. Send you pictures of what we found, with a price before any work starts.
  3. Replace the boot with a new one, slid under the shingles above it and fastened down.
  4. Replace any damaged shingles around the vent so everything laps the right way.

If there's an attic hatch handy, we may take a quick look where the water shows, but the repair itself is on the outside. See roof leak detection and repair for more on how we find leaks, and water coming through the ceiling for what to do while it's dripping.

You can text me at 443-900-4815 with a picture of the stain or the vent, or call the same number.

Vent pipe leak questions

How long do pipe boots last?

They can last 10 to 15 years with maintenance, because the rubber seals dry out over time, sometimes faster on a roof in full sun. That's usually shorter than the shingles around them, so a boot can fail on a roof that's otherwise in decent shape.

Can a cracked pipe boot cause a ceiling stain?

Yes. Rain runs down the pipe through the crack and drips into the ceiling below. The stain is usually close to where the pipe comes up, often near a bathroom.

Is a vent pipe leak a plumbing or roof problem?

If it only leaks when it rains, it's a roof problem at the boot or the shingles around it. If it's wet when it hasn't rained, call a plumber, because it's more likely a pipe inside the house.

Can I put sealant around my vent pipe?

Sealant can slow a leak for a short time, but it cracks in the sun and the cold. A new boot tucked under the shingles is the lasting fix.

How much does it cost to replace a pipe boot?

It depends on how many vents need it, the kind of roof, and how steep and high it is. It's usually a small job. You get a price before any work starts.
