Omni-Roof Received a 2025 Angi Super Service Award

Omni-Roof earned a 2025 Angi Super Service Award for our roof repair work in Baltimore City and Baltimore County. I wanted to write a little about what that award is, what it isn't, and what it means for the way we work.

What the Angi Super Service Award is

Angi is the site where homeowners leave reviews for contractors, everyone from plumbers to roofers. They've been giving out the Super Service Award since 1999.

A company can't buy it. It's based on the reviews customers left on Angi over the prior year. For the 2025 award, that was reviews collected from November 1, 2024 through October 31, 2025. To qualify, a company had to:

Keep a current and lifetime rating of at least 4.5 stars on Angi
Stay in good standing with Angi's screening, which covers things like licensing and insurance
Get consistent good feedback on price, professionalism, punctuality, and the quality of the work

So really, the award came from the people who took a few minutes to write about their experience with us. If you're one of them, thank you. That matters a lot to a small, owner-run company.

What we actually do every day

The award doesn't change the work. Most days it's the same job it's always been: find where the water is getting in, fix that, and tell you straight if something bigger is going on.

Around here that usually means:

Missing or cracked shingles after a windstorm

Why Gutter Cleaning Matters for Baltimore Homes

Gutters don't get much attention until they overflow. In Baltimore City and Baltimore County, between the big old trees, the spring storms, and the fall leaves, they fill up faster than most people expect. When they clog, the water still has to go somewhere, and it usually goes somewhere you don't want it.

What fills up gutters around here

A lot of what we pull out of gutters is the same every year:

Oak and maple leaves, especially in older neighborhoods like Towson, Lutherville, and Parkville
Maple seed pods and pine needles that pack down into a wet mat
Shingle granules washing off an aging roof
Small branches and twigs after a windstorm
Dirt and moss that end up growing small plants in the gutter

On rowhomes, gutters are often short runs that feed one downspout. One clog at the outlet and the whole run backs up. Out in the county, long runs on two-story homes and ranchers can sag in the middle and hold water even when they look clean from the yard.

What happens when gutters overflow

When water can't get to the downspout, it spills over the front edge or backs up behind the gutter. That's where the damage starts:

Fascia and roof edge. Water soaks the fascia board and the wood at the edge of the roof deck. Over time that wood goes soft. You can read more about that on our soffit and fascia repair page.
Siding and trim. You'll see streaks, peeling paint, or rot under the spill point.
Basements and window wells. Water dumping at the foundation is one of the most common reasons for a wet basement. One Towson homeowner told us that after the gutters were cleared, the water in the basement stopped. That's usually the pattern: fix the path the water is taking.
Winter ice. Full gutters freeze solid, and ice can back up under the first row of shingles.

What we do when we clean gutters

When we clean gutters, it's more than scooping leaves:

Clear the gutters by hand
Flush the downspouts when we think there's a clog, and make sure water actually flows out the bottom
Check for leaking joints, loose brackets, and gutters that have lost their pitch
Look at the roof edge and fascia while we're up there and take pictures if something's off

If a section is sagging or a seam is leaking, we can rehang it or reseal it. We'd rather fix what's there than replace gutters that still have life in them. Our gutter cleaning and maintenance page has more on that.

A straight answer on gutter guards

We don't push gutter guards. We've seen a lot of styles over the years and haven't found one we trust enough to sell. Many still clog, and some make the gutter harder to clean when they do. If you already have guards and want them cleaned or taken off, we can do that.

How often to clean them

Most homes do well with a cleaning in the spring and another in late fall after the leaves are down. If you've got big trees right over the roof, you may need it more often. A few things you can check from the ground:

Water pouring over the front of the gutter during a storm
Plants growing out of the gutter
Gutters pulling away from the house or sagging
Downspouts that don't drip after rain

Why Baltimore Roofs Fail, and What to Watch For

Most roof failures we see in Baltimore aren't mysterious. They start in a handful of spots that are easy to miss from the street: flashing, valleys, flat roof seams, chimneys, and the roof edge where gutters overflow. Our weather doesn't help. Summer storms, humid stretches, and freeze-thaw swings in winter all work on the same weak spots year after year.

Here are the risks we run into most, what to look for, and what usually fixes them.

Rowhome roofs and shared walls

On city rowhomes, roofs and walls are tied together. A problem on your neighbor's roof or at the seam between houses can show up on your side.

Look for: damp or bubbled drywall near the party wall, peeling paint where the homes meet, stains on the top floor ceiling after a hard rain
What fixes it: sealing the seam between roofs properly, repointing open mortar joints at the parapet, and sometimes adding a small diverter so water doesn't run toward the joint

Flat roofs on rowhomes also fail at seams and drains, not evenly across the whole surface. A clogged drain or scupper lets water sit, and standing water finds every weak seam.

Slate on older homes

Slate is common on older houses in places like Roland Park, Homeland, and Bolton Hill. It can last a very long time, but freeze-thaw cycles crack individual pieces, and old nails rust out and let slates slide.

Look for: chipped edges, cracked or missing slates, pieces of slate on the ground or in the gutter
What fixes it: replacing the broken pieces with matching slate and fixing any flashing nearby. Please don't walk on a slate roof yourself. It's slippery and it breaks under your feet.

Valleys, trees, and clogged gutters

Valleys are where two roof slopes meet, and they carry a lot of water. Leaves, pine needles, and shingle grit pile up there and hold water against the roof.

Look for: debris sitting in the valleys, stains under the eaves, moss or green streaks near overhanging trees
What fixes it: clearing the valleys and gutters, trimming branches back from the roof, and repairing any soft spots at the edge

Flashing and the chimney joint

If I had to pick one spot where most leaks start, it's flashing. That's the metal at chimneys, walls, vents, and skylights. The shingles can look fine while the metal next to them has rusted, bent, or pulled loose. The joint where the chimney meets the roof is one of the worst for it.

Look for: rust streaks, bent or missing metal, cracked caulk, and stains near the fireplace or chimney chase inside
What fixes it: resetting or replacing the flashing, and repointing the chimney if the mortar is part of the problem. Caulk helps, but it's a maintenance item that needs checking, not a permanent fix.

Ice dams and poor attic ventilation

In late winter, snow melts on a warm roof, runs down, and refreezes at the cold edge. That ice can push water back under the shingles. Poor attic airflow makes it worse, and it also cooks shingles from underneath in summer.

Look for: big icicles on the gutters, wet spots on ceilings along outside walls, a hot, musty attic in July, or frost on the rafters in January
What fixes it: repairing the damaged edge, adding ice and water shield there during the repair, clearing blocked vents, and improving airflow where needed

What you can check yourself

You don't need a ladder for most of this. Grab a pair of binoculars and walk around the house after a big storm. Then take a look in the attic with a flashlight. Small leaks that sit for a year turn into soft wood and a bigger repair, so it's worth catching them early. What Kind of Roof Do I Have? A Baltimore Guide

Fixing a roof the right way starts with knowing what's up there. A repair on a slate roof is a completely different job than a repair on a flat rowhome roof. Here's how to tell the common Baltimore roof types apart, mostly from the ground.

Asphalt shingles

This is what most sloped roofs in Baltimore County have, and plenty of city homes too.

Looks like: flat rectangles layered like fish scales, usually gray, brown, or black, with a gritty, sandy surface
Where you see it: suburban homes in Towson, Parkville, White Marsh, and Essex, plus some rowhomes with a pitched front
Good to know: older roofs often have flat "three-tab" shingles. Newer ones are usually thicker "architectural" shingles with a more layered look. If you find a lot of grit in your gutters, the shingles are wearing.

Slate

Slate is real stone, split into thin pieces. It's common on older homes in Roland Park, Homeland, Guilford, and Bolton Hill.

Looks like: thin, flat stone pieces with crisp edges, usually gray, green, or purple
Good to know: slate can last a very long time, but individual pieces crack in freeze-thaw weather and the old nails rust out. A slate roof usually needs piece by piece repair, not a new roof. Don't walk on it. It breaks underfoot.

Flat and low-slope roofs

These are all over the city on rowhomes, and on porch roofs and additions everywhere. From the street you usually can't see them, so you may need to look from a back window or a neighbor's deck.

Modified bitumen (torch-down): black or dark rolls with a rough, sometimes granular surface. The seams are often visible as overlapping strips. This is an asphalt-based material, not rubber.
EPDM rubber: big smooth sheets of black or sometimes white rubber, no grit
TPO: smooth, slick white or light gray sheets with welded seams
Silver or coated roofs: a lot of older flat roofs have a silver or white coating painted on top of whatever's underneath

On any flat roof, the trouble spots are the seams, the drains or scuppers, and where the roof meets the parapet wall.

Metal and copper

Looks like: long panels with raised seams, or metal shingles. Copper starts bright and turns brown, then green.
Where you see it: porch roofs, bay windows, valleys, and flashing on older homes. Some houses have copper gutters too.
Good to know: copper and metal usually fail at seams and fasteners, not across the whole panel.

Less common: wood shake and clay tile

Wood shake: thick, uneven wood pieces that weather to gray. Rare around here, mostly on a few older homes.
Clay tile: curved or flat baked tiles, usually reddish orange. You'll spot it on some historic homes in the city like in Mount Vernon. It's heavy and brittle, so repairs need care.

Why it matters for repairs

Each material has its own weak spots and its own repair methods. Patching slate with tar, or putting shingles on a roof that's too flat for them, causes more leaks than it fixes. Knowing what you have helps you ask the right questions when you call a roofer.

Roof Checks Before and After Buying a Home

If you're buying a house in Baltimore City or Baltimore County, the roof deserves a closer look than it usually gets. I'd have it checked twice: once before you settle, and once after you move in. Here's why, and what a roofer looks for each time.

Why a home inspection isn't always enough

A general home inspector looks at the whole house in a few hours. That's useful, but many don't walk the roof, especially if it's steep, wet, slate, or three stories up. Some look from a ladder at the edge or from the ground. That can miss things like loose flashing at a chimney, soft decking, or a flat roof with a seam that's starting to open.

A roofer is looking at one thing, and we know the common failure spots on Baltimore houses: rowhome parapets, slate on older homes, chimneys, and porch roofs.

Before you buy

A roof check during your inspection window gives you real information while you still have options.

Find hidden damage. Shingles can look fine from the street while the wood underneath is soft, or the flashing behind a chimney has rusted through.
Know where the roof stands. If it's near the end of its life, that's good to know before you settle, not after. You can use it when you talk with the seller about repairs or price.
Be ready for your insurance company. Some insurers ask about the age and condition of the roof. Pictures and a written summary help.

What we look at before a sale:

Shingle or slate condition, and any missing or slipped pieces
Flashing at chimneys, walls, vents, and skylights
Flat roof seams, drains, and any standing water
Gutters, fascia, and the roof edge
The attic, if we can get to it, for stains, damp insulation, or daylight

After you move in

The second check matters more than people think.

Seller patches. Some leaks get covered up before a sale with a coat of paint on the ceiling or a smear of tar on the roof. Those quick fixes tend to fail once the house goes through a few hard rains.
The first big storm. Walk the house after the first heavy rain. Check the top floor ceilings, around the chimney, and in the attic. If you see something new, take a picture right away.
Skipped maintenance. Clogged gutters, blocked attic vents, and cracked chimney crowns are common in houses that sat for a while. They're usually small repairs if you catch them early.

Steep, tall, and slate roofs

For roofs that aren't safe or smart to walk, like steep slate or a tall three-story house, we can use a drone. I'm an FAA-licensed drone pilot, and the pictures let you see the whole roof up close without anyone stepping on fragile slate. More on that on our drone roof inspection page .

A few things to ask the seller

How old is the roof, and is there any paperwork from past work?
Has there been a leak, and where?
Has the chimney been repointed or had a new crown?
When were the gutters last cleaned?

Five Roofing Realities Baltimore Homeowners Learn Late

Baltimore roofs deal with a lot: hot summers, freezing winters, and heavy storms in between. Whether you've got a flat rowhome roof in the city, a sloped roof out in the county, or old slate in Roland Park, there are a few things most homeowners only figure out after a leak. Here's what I've learned from years of working on roofs from Fells Point to Timonium.

1. Flat roof drains cause a lot of leaks

Flat roofs are everywhere on Baltimore rowhomes, and their drains and scuppers clog with leaves, dirt, and old roofing bits. When that happens, water sits on the roof instead of running off. Standing water finds every weak seam. I've had a customer whose living room ceiling got damaged after one heavy rain, all from a single blocked drain.

What you can do: if you can safely see your flat roof from a hatch or back window, look at the drain after storms and after the leaves drop. If it's covered, it needs clearing.

2. The leak usually isn't where the stain is

On sloped roofs, water doesn't just drip straight down. It gets under a shingle or past worn flashing, runs along the wood, and shows up on your ceiling somewhere else. Ice dams in late winter make it worse by pushing water up under the shingles at the edge.

What you can do: note where stains show up and after what kind of weather. Wind driven rain, long soaking rain, and melting snow point to different spots. That helps a lot when we go to trace it. More on how we do that on our roof leak detection and repair page.

3. Slate cracks quietly

Slate on older Baltimore homes is tough, but our freeze-thaw winters work on it. Water gets into small cracks, freezes, and splits the piece. Old nails rust and let slates slip out of place. One slipped slate can let water in for a long time before you see anything inside.

What you can do: look for slate pieces on the ground or in the gutter, and scan the roof with binoculars after winter for gaps. Please don't climb up. Slate is slippery and breaks under your feet.

4. Shingles wear faster in our weather

Shingles often don't last as long here as the package says. Heat, humidity, and winter cold all take their toll. The signs are curling edges, bare or shiny spots, and lots of grit in the gutters. Sometimes the wood under shingles that look okay from the street is already soft.

5. A roofer who doesn't explain things is a warning sign

If a roofer can't or won't tell you what's wrong and how they're going to fix it, that's a problem. Rushed patches tend to fail. A good roofer should show you pictures of the issue and explain in plain words what they want to do, and whether a repair is enough or not.

What you can do: ask to see pictures, ask what material they'll use, and ask what they'd do if it were their house. A clear answer tells you a lot.

Stay a step ahead

How to Catch Roof and Chimney Damage Early in Baltimore

Most roof and chimney problems start small. A cracked chimney crown, a lifted piece of flashing, or a slipped slate can sit there quietly for a season or two before water shows up inside. By then the wood or brick behind it has usually taken a beating. The good news is you can spot a lot of the early signs yourself, without a ladder.

Here's what to look for, inside and out.

Inside the house

Start here. It's the easiest place to look and it tells you a lot.

Ceiling and wall stains. Brown, yellow, or gray spots on the top floor, especially after spring rains or a winter thaw. A small stain can mean a bigger wet area above it.
Around the fireplace. Stains on the wall or ceiling next to the chimney, or rust on the damper or firebox, mean water is getting in at the chimney.
The attic. Take a flashlight up after a rain. Look for dark or wet wood, damp insulation, rusty nail tips, or daylight coming through.
Musty smells. A damp smell in the attic or top floor rooms after wet weather often means a slow leak somewhere.

From the ground

A pair of binoculars and a walk around the house after a storm goes a long way. Late afternoon light makes things easier to see.

Missing, cracked, or curling shingles, or shingles in the yard after wind
Rusty, bent, or loose metal flashing at the chimney, walls, vents, and skylights
Gutters overflowing, pulling away, or full of shingle grit
Dark stains or soft spots on the fascia board at the roof edge
Dips or waves in the roof line, which can mean wet or soft decking underneath

Signs on slate roofs

A lot of older Baltimore homes still have slate, and it has its own warning signs:

Cracks and chips. Freeze-thaw cycles split slate over time. Look for broken edges or pieces on the ground after winter.
Slipped or missing pieces. Old nails rust out and let slates slide down. A gap in the pattern lets water straight in.
Flaking. Slate that's peeling in layers or leaving a powdery dust at the eaves is getting worn.

Stay off slate roofs. They break under your feet and they're slippery.

Chimney warning signs

Older chimneys in the city and the county take a lot of weather. Watch for:

Crumbling mortar or flaking brick. Look for sandy debris at the base or on the roof below.
White chalky stains. That's efflorescence, which means water is soaking into the brick and pulling salts out as it dries.
A cracked crown. The concrete cap on top of the chimney cracks over time, and water runs right into the chimney through it. Our chimney crown repair page explains the fix.
Loose or rusted flashing where the chimney meets the roof. This is one of the most common leak spots we see. More on our chimney flashing repair page.
A leaning stack. If the chimney looks like it's tilting, get it checked soon.

What to do when you spot something

Take pictures, inside and out, and note what the weather was doing.
Put a bucket or towel down if water is coming in, and move anything valuable.
Don't climb up on a wet roof or a slate roof to look.
Call a roofer who also does masonry work, so the roof and chimney get looked at together.

People ask what a roof repair costs all the time, and it's a fair question. The honest answer is that it depends on what's wrong and where it is. We don't put a price list on the website, because a number without seeing the roof usually ends up wrong one way or the other. What I can do is explain what actually changes the price, so you know what to expect and how to compare quotes.

What changes the price of a roof repair

The type of damage. A few missing shingles or one loose piece of flashing is a small job. Water that's been getting in for a while and soaked the wood underneath is a bigger one.

The roof material. Each material is repaired differently:

Asphalt shingles are usually the simplest to work on
Slate needs matching pieces and careful hands, since the slate around the repair can crack if it's handled wrong
Flat roofs on rowhomes, like modified bitumen, EPDM, or TPO, need the right patch material and attention at the seams
Copper and other metals need matching metal and the right kind of seams

How hard it is to reach. A low ranch roof in the county is a different setup than a three-story rowhome with no alley access, or a steep slate roof in Roland Park. Height, pitch, and getting ladders and materials up there all affect the job.

How wet the wood is. If the decking under the leak is soft, it has to be replaced before the new roofing goes on. You often can't know that until the old material comes up, which is why a good quote explains what happens if rotten wood turns up.

Whether flashing or masonry is involved. Many "roof" leaks are really chimney or wall leaks. If a chimney needs repointing or a new crown along with new flashing, that's more work than a shingle patch.

How much of the roof is affected. One spot versus several areas, or one slope versus the whole roof.

Repair or something bigger

Most of what we do is repairs. If the roof still has years left, we fix the problem and leave the rest alone. Sometimes a roof is worn out end to end, and patching it keeps costing you without solving anything. When that's the case, we'll tell you and show you pictures so you can see why. How to compare roof repair quotes

When you're looking at more than one quote, check that you're comparing the same thing:

The same scope. Is one roofer fixing just the leak while another is redoing the whole flashing? Ask.
The materials. What exactly is going on the roof?
What's included. Cleanup, any wood replacement, and haul away of old material.
The license. In Maryland, home improvement contractors need an MHIC license. Ours is MHIC #154344. Make sure they're licensed and insured.
How they explain it. A good roofer can show you pictures of the problem and tell you in plain words what they'll do.

How to get an accurate number

I'm an FAA-licensed drone pilot, and we use the drone to get clear, close pictures of roofs that are hard or risky to get on.

Why use a drone for a roof inspection

Walking a roof isn't always the right move. Slate and clay tile crack under your feet. Old flat roofs can have soft spots. Steep or tall roofs are dangerous, especially when they're wet. A drone gets eyes on the whole roof without anyone stepping on it.

When a house is for sale, it helps to know what the roof looks like before or right after an offer. A clear set of roof pictures gives buyers real information and gives sellers a chance to fix things ahead of time. This is especially useful on older city homes and tall houses where a home inspector may not get on the roof at all. It also gives you something solid to bring up with the seller.

For insurance documentation

After a storm, pictures of the roof surface, edges, and flashing are useful when you're talking to your insurance company. The drone can capture missing shingles, damaged slate, and debris without anyone climbing up while things are still wet. To be clear, the insurance company makes the call on any claim. We just provide clear pictures of what's there.

For property managers and other contractors

If you manage rental properties or you're working on a house and need to see the roof before planning a job, drone pictures give you a quick, close look without setting up ladders on every building.

What a drone can't do

A drone shows the outside of the roof very well. It can't see under the shingles, inside the attic, or behind the flashing. When we're tracking down a leak , we still check the attic and the inside of the house, and sometimes we need to get hands on the roof. The drone is one tool, not the whole inspection. If the inspection turns up a problem, we can fix it, whether that's flashing, shingles, slate, or chimney work.

Do I Need a New Roof or Just Repairs?

This is one of the most common questions I get. A lot of people assume a leak means they need a whole new roof. Usually it doesn't. Most leaks come from one spot, like flashing at a chimney, a few missing shingles, or an open seam on a flat roof, and fixing that spot solves the problem. But sometimes a roof really is worn out, and patching it just keeps costing you. Here's how to tell which side you're on.

Signs a repair is probably enough

Repairs usually make sense when the damage is in one area and the rest of the roof still has life in it:

A few missing or damaged shingles , often after a windstorm
Loose or rusted flashing around a chimney, vent, dormer, wall, or skylight
One leak in one spot , with the rest of the ceilings dry
An open seam or clogged drain on a flat rowhome or porch roof
A few cracked or slipped slates on an older slate roof
A small soft spot at the roof edge from overflowing gutters

Old stains on a ceiling don't always mean an active leak, either. Sometimes they're from a problem that was already fixed. It's worth noting them and checking after the next hard rain.

Signs a replacement may make sense

Sometimes the honest answer is that the roof has reached the end. These are the things that push me toward recommending a replacement:

Wear across the whole roof. Curling, cracking, or bald shingles on every slope, not just one area.
Soft decking in many spots. If the wood under the shingles is spongy in several places, the problem goes beyond a patch.
Leaks showing up in different places with every storm.
Repairs piling on repairs. If a roof has been patched over and over and still leaks, more patches aren't going to change that.

The middle ground: replacing one section

It doesn't always have to be all or nothing. If the damage is limited to one slope, a porch roof, or one section of a flat roof, replacing just that part can make sense. Slate roofs especially are often worth repairing piece by piece for a long time. On shingle roofs, we can replace damaged areas with shingle replacement instead of redoing the whole house.

When we come out, we look at the roof, the flashing, the gutters, and the attic if we can get to it. We take pictures and show you what we found. Then we tell you straight: here's what's wrong, here's what we'd fix, and here's whether we think the roof has more years in it. No scare talk.
